Associate Zoo Buildings Manager

The Associate Zoo Buildings Manager oversees assigned staff and the daily operation of zoo buildings, infrastructure, and fleet. The Associate Zoo Buildings Manager takes a lead role in managing the zoo’s Computerized Maintenance Management System (CMMS) and inspects, plans, coordinates, and schedules maintenance and repairs on a variety of systems and equipment throughout the zoo. This position coordinates support of events, shows, and temporary exhibits throughout the year and enhances services and the safety of zoo guests, animals, and employees while maintaining safe and efficient operations.

  • Effectively supervises assigned employees, including the following:
    1. Interviews, selects and trains employees;
    2. Coaches employees in proper job performance techniques and procedures;
    3. Directs work of employees and sets/adjusts hours of work;
    4. Maintains records on employee productivity and appraises employees’ productivity and efficiency to recommend promotions or other changes in status;
    5. Handles employee complaints and disciplines employees when necessary;
    6. Apportions work among different employees;
    7. Monitors or implements legal compliance measures;
    8. Determines the type of materials, supplies, or tools to be used by employees and controls the flow and distribution of materials and supplies; and
    9. Provides for the safety of employees and the property of Cleveland Metroparks.
  • Regular and predict able attendance is expected and required. All Cleveland Metroparks employees must be prepared to work flexible schedules, including evenings, weekends, and/or holidays as required.Inspects, plans, and schedules staff to provide a safe environment for zoo guests, employees, and animals. Conducts morning meetings, to assign duties for the day, conveys relevant news, and division priorities, and coordinates staff as issues arise throughout the day to meet challenges and solve problems. In addition, conducts inspections of zoo grounds, facilities, and fleet to determine appropriate repairs and projects.
  • Reviews, plans, coordinates, and schedules work received via the Computerized Maintenance Management System (CMMS.) Maintains up to date records and keeps relevant parties informed of progress and schedules.
  • Manages purchases of materials and services in accordance to Metroparks policies. Oversees purchases made by staff, submits purchase orders, assigns appropriate charge codes, and follows proper purchasing procedures. Works with multiple departments and the plans and purchases of those departments and maintains updates to the Zoo Building Manager.
  • Manages and maintains fleet consisting of 150 plus vehicles and pieces of equipment. Assess current fleet and equipment for maintenance and/or replacement. Acquires estimates and submits budget requests.In the absence of the Zoo Buildings Manager, supervises in-house and contractor construction projects and acts as the liaison to other divisions. Assesses impact on other zoo departments and coordinates necessary closures.
  • Responds to emergencies and procures necessary personnel and equipment to restore order in instances such as natural disasters, power failures, broken water lines, pump failures, repair of animal holding areas, and other emergencies at the zoo. Coordinates and plans upcoming work projects with all zoo divisions to lessen the impact on zoo guests and animals. During zoo maintenance and construction, works with other divisions to meet the needs of animal and guest safety, and to develop work plans based on priorities.
  • Travels to various locations throughout the zoo to oversee employees and inspect and monitor work. Supports the Zoo Buildings Manager in budget and project development.
  • Participates in the Manager on Duty (MOD) team respond to emergencies as needed on a 24-hour basis as assigned.
  • Performs other duties as assigned or apparent.

Wage

$60,534 – $75,668 annually

Requirements

  • High school diploma or equivalent required, Associates Degree in facilities management, business administration or a related field, or trade school certificate preferred, supplemented by five years of experience in facilities maintenance, including lead or supervisory experience; or any equivalent combination of education, training, and experience, which provides the requisite knowledge, skills, and abilities for this job.
  • Must possess and maintain a valid driver’s license under the laws of the State of Ohio.
  • Knowledge of building maintenance, repair, construction, materials, and equipment.
  • Knowledge of fleet and equipment maintenance and repair.Working knowledge of electrical, mechanical and HVAC systems. Experience utilizing work order systems. Knowledge of aquatic animal and/or marine mammal life support systems preferred. Must be available 24 hours a day to respond to emergencies as needed.
  • Ability to develop and maintain effective working relationships with stakeholders, including employees and the general public.
  • Ability to speak and write clearly, concisely, and persuasively using correct grammar, spelling, and punctuation with ability to communicate one-on-one or in group settings.
  • Ability to perform work with a high degree of accuracy and organization.
  • Management skills and strong business acumen, including problem solving, vision, ability to manage multiple programs and meet deadlines, collaboration, leadership, decision making and ability to analyze diverse facts and develop clear and concise reports and recommendations.
  • Ability to work cooperatively with others.
  • Proficiency in software programs including all Microsoft Office programs.
  • Mature professional attitude and considerable discretion, including ability to manage confidential information.
  • Ability to perform with considerable independence and initiative.
