Capital Projects Manager

Position Summary:

The Capital Project Manager works in conjunction with the Senior Director of Facilities & Grounds and Akron Zoo Executive Leadership in the management of capital construction projects. This leadership role acts as a liaison between Zoo staff, various professional consultants, and independent contractors throughout project design and construction phases. This position facilitates the on-site construction review, building, troubleshooting and completion of capital and annual construction projects on time and on budget.

Position Responsibilities:

  • Collaborate with the project management team on the integrated design process for all capital projects including:
  • Identify construction project requirements and assist with the development and preparation of written project scoping documents and other concept phase documents
  • Assist in the development of the overall project budget and regularly analyze project financial status in relation to current budget and provide regular updates. Maintain project budgets and financial reports.
  • Manage the onsite construction project through in-house field supervisor and third party contractors throughout the duration of construction; provide weekly progress reports on all projects.
  • Manage the external contractor relationships by:
    • Participate in contractor/subcontractor meetings
    • Provide appropriate training (Zoo-related safety, etc.)
    • Conduct onsite inspections to ensure compliance with all governmental regulations (OSHA, ADA, etc.)
    • Advise manager of audit issues of relevance, developing comprehensive review and situation summaries
  • Manage associated projects, budgets and timelines including:
    • Regularly monitor availability of funds related to each project
    • Review and approve all invoices for completion of work or receipt of materials, monitor payments against purchase orders and resolve issues as appropriate.
  • Develop and implement process for Zoo’s file and drawing document management system. Ensure all historic planning documents are properly catalogued and stored for easy retrieval.  Support all requests for information / drawing for property improvement projects
  • Create project work flow to be used for all annual capital and Master Plan construction projects
  • Coordinate Zoo staff with architects to create Akron Zoo design standards that are appropriate for species and professional care of animals, enhanced visitor experience, etc. by ensuring subject matter experts are actively engaged in project design phase
  • Prepare written status reports and updates for communication with the executive team, construction committee and the board of directors.
  • Manage staffing, training, and performance evaluations of 1-3 direct reports
  • Indirectly assign/supervise daily work assignments of others

Position Qualifications:

  • Bachelor’s Degree in related field
  • Four to six years managing projects in excess of $1 million required
  • Experience at an AZA accredited Zoo is highly desirable
  • Previous supervisory experience (3-5 years) required
  • OSHA 10 Certification or willingness to obtain is required
  • Certified Project Management (CPM) certification is highly desirable
  • Knowledge of appropriate external regulations, laws, compliance, etc. related to job duties
  • Proficient with Microsoft Office and able to learn and use various software applications
  • Excellent verbal and written communication skills
  • Ability to successfully build and maintain collaborative relationships with diverse groups
  • Ability to work a flexible schedule that includes evenings, weekends, and some holidays
