Manager, Campus Maintenance

Job Summary: 

Manage the daily operations for maintenance and repair of the Monterey Bay Aquarium (MBA) facilities that are accessed by guests and staff for day to day use and visits, to manage assigned projects and budgets and provide leadership for the Campus Maintenance team while creating a safe and efficient work environment improving business performance and optimizing productivity; engage staff and contractors to achieve desired results on time and within budget. Perform other duties as required.

Core Activities:                                                                                                                                 

  • Manage the daily operations for campus maintenance staff and contractors who repair and maintain Monterey Bay Aquarium (MBA) facilities.
  • Develop and/or review scopes of work with staff, ensure multiple bids for contract work is obtained, and follow standard operating procedures in regards to contracting as defined by Finance Department.
  • Engage in performance reviews and staff development which incorporates institutional values and priorities.
  • Assign work requests (Archibus) for the maintenance and repairs, and preventative maintenance, prepare management reporting including quarterly reports for work completed, in process, and upcoming.
  • Identify repeating problem areas that may require a higher level of infrastructure repair. Collaborate with appropriate cross-divisional staff to find solution as required.
  • Administer and monitor assigned budgets, maintaining expenses to approved budget and reporting/justifying variances to department leadership.
  • Facilitate the development of a list of approved contractors to provide services for MBA properties and assure contract compliance and quality on projects.
  • Audit mechanical and painting shops are in compliance with regulatory (i.e., OSHA) requirements by overseeing and approving plans and auditing completed project.
  • Track, organize and maintain documentation required for annual operating permits within the approved MBA centralized filing system for seamless review and sharing of data to essential staff.
  • Ensure staff receive all required safety training (including confined spaces), by maintaining training documentation, and adhere to safety protocols on project sites.
  • Conduct onsite unscheduled inspections and reviews to confirm adherence to safety standards and procedures

Preferred Knowledge, Skills & Abilities (KSAs):

  • Bachelor’s Degree in business administration, engineering, architecture, management, or a related field; or equivalent combination of education, training and experience
  • 3-5 years working experience in the Construction or Facilities Maintenance industry
  • 2-4 years of Supervisory and Project Coordination experience
  • Experience managing budgets and schedules
  • Experience developing clear scopes of work, bidding projects, and implementing defined contracting processes
  • Architectural or structural engineering background is a plus
  • Knowledge/experience with architectural and technical detailing, construction and production technology and equipment is a plus
  • Excellent communication and management skills especially in setting expectations, being accountable, and creating an environment for staff to grow and be successful
  • Experience with common software applications, i.e., Microsoft Office Suite, Google Docs and Sheets, Archibus, and Zoom
  • Ability to use a fork and scissor lift

Physical Requirements to Perform Essential Job Functions:

Annual Compensation Range:

$91,200- $116,000 USD annually. Starting rate will vary based on previous experience and relevant skills/knowledge set.
