Manager of Operations and Maintenance

POSITION OBJECTIVE:    To effectively, efficiently and safely manage the staff of the Operations Department at the Zoo; provide oversight and direction to the department working throughout the park to maintain and effect repairs on the facility’s buildings, exhibits, animal holding areas, office spaces, classrooms and public pathways and grounds.

Candidate must be a team leader and team builder, able to direct multiple activities at once, provide supervision, guidance and follow-up as necessary.  Must have the ability to prioritize jobs and work assignments; be able to work effectively with other department heads in carrying out the principal functions of the Operations Department.  He/she must be committed to creating and maintaining a positive guest experience throughout the Zoo.

PRINCIPAL RESPONSIBILITIES:

Direct the O & M department’s function throughout the Zoo in performing facility maintenance and repairs.  These activities include construction, demolition, alteration, repair, modification and routine maintenance of the facilities and grounds, including roads, paths, fences, buildings, building systems, exhibits, equipment, and water features.

Direct the O & M department’s function throughout the zoo in maintaining park cleanliness and safety including trash removal, snow removal, cleaning pathways and seating areas, maintaining storm drainage structures, general housekeeping in public and office spaces, and cleaning/stocking of all restroom facilities.

Assure that the O&M department operates efficiently and productively to complete tasks with a consistent high level of quality.  Ensure that the department acts in accordance with WCS policies and procedures and that its activities are not detrimental to the health and well being of the animals housed at the facility.

Oversee and monitor O&M department expenditures to assure adherence to approved budget and WCS policies. Prepare the annual O&M operating budget for the Facility Director with intent to discover redundancies, create savings and improve production.

Maintain established standards of safety for the Operations staff, the visiting public and all WCS staff members working at Prospect Park Zoo.

Ensure that a high standard of park cleanliness be maintained at the facility at all times.

Provide direction and supervision to contractors, technicians and vendors engaged in work at Prospect Park Zoo. Provide coordination and general oversight with Parks staff, contractors, technicians, and vendors engaged in work in the area around the zoo that may impact zoo access, operations, or safety.

Act with the Safety Director to coordinate safety, OSHA compliance and training for O&M staff and work with the Environmental Compliance Specialist to assure adherence to environmental regulations as needed. Ensure that all O & M staff complete necessary training and certifications in order to fully perform work responsibilities effectively and safely.  Maintain updated documentation of all completed training and certifications.

Provide reports as required and when requested by Facility Director or Director of City Zoos Operations and Maintenance

Communicate and coordinate activities with other departments within the Zoo and the other WCS facilities as necessary and as directed.

Represent the Operations Department at internal meetings and external meetings with outside agencies and other local cultural institutions. Establish collegial relationships with counterparts at Prospect Park Alliance, Brooklyn Botanic Garden and Brooklyn Division of Department of Parks and Recreation.

POSITION REQUIREMENTS:

  • Minimum five years of proven facilities management experience as maintenance manager or supervisor.
  • Experience in planning maintenance operations.
  • Hands-on experience and solid understanding of technical aspects of plumbing, carpentry, electrical systems, construction, HVAC, BMS.
  • Working knowledge of Microsoft Office and facility management/work order software.
  • Working knowledge of tools and equipment required to maintain the park.
  • Ability to track and report department activities.
  • Excellent communication and interpersonal skills.
  • BSc/BA in facility management, engineering or similar field.
  • Candidate must possess a valid Driver’s license.
  • Must be able to secure required NYC Certificates of Fitness including but not limited to: air compressor maintenance and operation; torch use of flammable gas; supervision and storage of flammable materials; supervision of flammable/combustible liquids in portable containers; fire alarm systems; fire guard for torch operations

PHYSICAL REQUIREMENTS:

  • The position requires work in office environments as well as outdoor work in all weather conditions. Tasks require manual dexterity and ability to safely use tools (e.g. computer keyboard, copiers, and hand tools).  Knowledge and ability to operate equipment and systems (e.g. tractors, compressors, generators, lifts).  Some tasks require climbing, kneeling, bending, navigating uneven terrain, and moderate lifting up to 50 pounds.

Salary range: $60 – $68K
