North Campus Property Manager

SUMMARY: Under the general supervision of the Director of Facilities Management, the North Campus Property Manager will provide oversight of the North Campus FM Department day-to-day operations including supervision of skilled trades personnel to maintain and repair the North Campus physical facilities and grounds to the Saint Louis Zoo’s world-class standards.  As a key leader in Facilities Management, this position will support the Zoo’s mission and advocate the Zoo’s core values and three keys.

DUTIES AND RESPONSIBILITIES: The following reflects Management’s definition of essential functions for this position but does not restrict additional assigned tasks.  Management may assign or reassign duties and responsibilities to this position.

  • Plan, coordinate and direct all the daily activities of the North Campus FM Department including all facets of building maintenance, vehicular maintenance, construction, repairs, horticultural care and grounds work.
  • Manage the CMMS work order system for work scheduling, preventative maintenance programs, and record keeping. Train necessary staff in its use.
  • Develop preventative maintenance scheduling and routine servicing of all equipment.
  • Adhere to Zoo purchasing policies to procure, coordinate and oversee contractual services for the maintenance and repair of the North Campus.
  • Conduct regular inspections of all buildings, grounds and fence lines.
  • Ensure that proper safety guidelines are followed at all times.
  • Train staff on proper usage of North Campus vehicles, equipment, tools.
  • Know and understand the Zoo employee handbook and adhere to all stated disciplinary actions and personnel policies.
  • Provide periodic department and project status reports to the Director of Facilities Management.
  • Assist the Director of Facilities Management in conducting staff performance planning and evaluation. Provide work performance feedback, coaching, and clear direction to staff needing corrective measures.
  • Assist the Director of Facilities Management in the preparation of the annual operating and capital budgets and monitor budgets throughout the fiscal year.
  • Work in close collaboration with all North Campus internal departments.
  • Perform other duties as assigned by the Director of Facilities Management.

SUPERVISORY RESPONSIBILITIES:

  • Supervise skilled trades personnel for the general maintenance and horticultural care of the North Campus.
  • This position will assume the duties of the Director of Facilities Management in their absence when assigned.

QUALIFICATIONS:

  • Associate’s degree in Engineering Technology, Facilities Management, Construction Management or the equivalent required.
  • Bachelor’s degree in Engineering or Construction-related field preferred.
  • Seven years of experience in facility operation, maintenance, and management of small to medium-sized projects; including five years at a supervisory level; preferably in a campus environment.
  • Knowledge and experience with automated technologies, CMMS, and Microsoft Office software (Word, Excel, Outlook, PowerPoint, etc.).
  • Knowledge and experience with OSHA, BOCA, NFPA, ADA and other construction-related standards and requirements.
  • Possession or the ability to obtain OSHA 10/30-Hour Training certification.
  • Ability to read blueprints and assist with specification preparation.
  • Strong organizational, problem-solving, and analytical skills.
  • Ability to manage priorities and workflow.

  • Ability to work well in a team environment with subordinates, peers and superiors.
  • Good judgment with the ability to make timely and sound decisions.

  • Must possess a valid driver’s license.
  • Must be able to work weekends, holidays and odd hours as needed.
  • Experience with AZA standards and accreditation process a plus.
  • All successful candidates for this position will be required to submit to a criminal background check and drug test.

PHYSICAL REQUIREMENTS:

  • Ability to access all areas of buildings, grounds, public and “behind the scenes” exhibit areas located across the North Campus.
  • Ability to remain on feet for long periods, climb stairs and ladders, bend and stoop.
  • Ability to safely lift, carry and load 75 pounds a distance of 20 feet.
  • Physical capacity to endure exposure to inclement weather, dust, heavy machinery, restraint devices and hazardous chemicals. Use of proper PPE may be required.

WORK ENVIRONMENT:

  • This position will work in both an office environment and outside. Significant exposure to weather is possible.
