Director of Grounds, Maintenance & EVS

Job Summary
To oversee the operation of the Grounds, Maintenance and Environmental Services divisions. To give broad and general direction, set policies and establish goals. To review and monitor functions, costs, labor within the department. To interact with outside agencies, internal departments and employees. The major objective is to ensure the highest level of quality services for our guests, animal collection, and staff.

Job Responsibilities
• Oversee and Manage the Grounds, Maintenance and EVS Divisions – Manage and provide leadership to the division including the staff of the following functions: building and animal exhibit maintenance, animal life support systems, the well water system, skilled trades, grounds and horticulture activities and environmental services for Zoo buildings. Also, oversees time and material contractors and works with DAS-Architecture and Engineering on the selection process for new time and material contractors.
• Capital Project Manager – Works directly with Milwaukee County’s DAS-Architectural and Engineering department to oversee construction projects for new exhibits and buildings. This includes managing outside contractors and keeping projects on schedule, on budget and communicating to Zoo leaders and employees.
• Executive Leadership – Regularly participates in senior-level planning and decision-making process as a Division Head and a member of the Zoo’s senior management team. This includes strategic planning and planning for future capital projects. Also, participates in the weekend and holiday Manager on Duty rotation.
• Communication – Responsible for playing an active role in communication, stay current with company information, ask questions, listen for understanding and taking action once communication is received, participate effectively in work conversations, and most importantly be respectful in your communication with others.
• Budget Management – Oversees and manages the division’s $4.7M budget. Budget includes personnel, time and material contracts, commodities, new and replacement equipment, and capital projects. Also, responsible to review processes and procedures to run the division in a cost-effective manner and look for efficiencies in operations. Manages the Zoo’s $332,000 major maintenance budget.
• Leadership and Human Resources – Manage the work and performance of the Maintenance, Grounds and Environmental Services divisions providing leadership through communication, motivation, engagement, feedback, support, and development. Maximize employee and team effectiveness. Schedule and direct work assignments and authorize time recording. Coordinate the recruitment, hiring, orientation, training, and evaluation of the team. Maintain a positive culture of collaboration, accountability, and respectful behavior.
• Department Representative – Represent the Zoo at meetings with other State and County departments, outside contractors and utility companies. Coordinate inspections with the City of Milwaukee Neighborhood Services to ensure compliance with City of Milwaukee rules and regulations. Coordinate building inspections as needed. Participate in County sustainability plans and committees to represent the needs of the Zoo.
• Ability to properly or safely operate golf carts, small trucks, cars, computers and general office equipment.
• Other duties as assigned.

Required Education, License/Certification and Experience
• Valid Driver’s License required and must be maintained throughout employment
• Bachelor’s degree or higher in Architecture, Engineering or Construction Management OR completion of a Skilled Trades Apprenticeship and current Trade license required
• Five (5) years or more work experience in Building and Grounds Maintenance or Capital Project Management required
• Five (5) years or more work experience in a Supervisory or Management role required
• Intermediate knowledge of all related computer and software applications such as Microsoft Word, Outlook and Excel required
• Previous experience with building control software (i.e., Metasys system) required
• Previous experience using purchasing, payroll and scheduling systems required
• Previous experience using Work Order Management software (i.e., CityWorks) required

Full-time, Salary
Salary Range: $86,340.80 – $112,236.80/yr
