Project Manager – Facilities

The Project Manager – Facilities advances Denver Zoo’s mission and goals by being responsible for the overall internal customer relationship and project execution from the development and review of the estimate to project completion and closeout.

Essential Duties and Responsibilities 

  • Work with customers and or engineers/designers to develop accurate scope of work and project budget.
  • Review design documents (drawings and specifications) prepared by design consultants.
  • Review/respond to submittals, RFI’s, ASI’s, RFS’s, PLO’s and other construction related documents as needed.
  • Oversees project organization, scheduling, implementation, and closeout of multiple projects.
  • Establishes customer deadlines as determined by the Scope of Work and ensure customer satisfaction with timeliness, accuracy, and communication.
  • Provide accurate estimates for needed supplies, manpower, resources, etc. for project as required.
  • Make accurate and timely budget projections to meet the needs of the budget without exceeding budgetary restraints.
  • Formulates reports regarding such areas as work progress, costs, and scheduling.
  • Manages communication of expectations for project goals to all internal and external personnel and document actual results.
  • Track project milestones and tasks to report to management
  • Work closely with subcontractors and employees on job sites and confirm quality, timeliness of work and that all safety protocols are being followed.
  • Maintain photographic record of construction progress and as-built conditions, ensuring that accurate as-built drawings are maintained by contractors and delivered to the zoo at project completion.
  • Work with Project Coordinator(s) to ensure all documents, completion photos and cost trackers are timely and accurate.
  • Accountable for completing invoicing at end of project completion, timely and accurately.
  • Help PM team develop and reiterate the project approval process while maintaining a strategic outlook to consider the campus needs, on-site experience impacts, and animal welfare priorities.
  • Demonstrate leadership and commitment to EHS and OHS Policies.
  • Perform other various duties as assigned.

Technical / Professional Requirements & Qualifications

  • Associate’s degree (minimum), bachelor’s degree (preferred), advanced degree (a plus) in engineering, construction, design, or related discipline is desirable.
  • At least 5 years of experience in construction or maintenance environment with customer interface preferred.
  • Ability to read and interpret construction documents.
  • Knowledge of sustainability best practices including LEED, energy star, City of Denver Sustainability initiatives, City of Denver building codes around Green Initiative (Green Roof, Net Zero, etc.)
  • An action-oriented, entrepreneurial person who is a self-starter and can work independently, as well as in teams.
  • Excellent organizational and innovational skills.
  • Excellent oral and written communication skills. Must be able to explain construction documents for those not versed in reading/interpreting drawings and specifications.
  • Working knowledge in various software packages including Sharepoint, MS Word, MS Excel, MS Project, Adobe Design Suite.  Experience in Sketch-up, AutoCAD, REVIT, and other BIM software applications is desirable.

Position Conditions

  • Ability to pass a physical examination, background check and pre-employment drug and alcohol screen.
  • Clear driving record
  • Ability to lift up to 50 lbs.

Compensation

Range for this position is $6,368 – $7,960(monthly).
