Construction and Maintenance Manager

Summary: 
Under the direction of the construction and maintenance director, this position will oversee the daily operation and management of the construction and maintenance department.

Essential Duties and Responsibilities:
•    Participate in the selection, hiring and training construction and maintenance staff
•    Assist the construction and maintenance direct with scheduling and directing/assigning work of the construction and maintenance staff to address HVAC, electrical, plumbing, and other ongoing construction and maintenance needs of the Zoo

•    Manage external contractors when needed
•    Oversee work order system for scheduling maintenance activities, prioritizing projects, coordinating work assignments, tracking requests, cost and ensure timeliness and quality of completed work
•    Assist in establishing and maintaining safety protocols for the construction and maintenance department, train staff and ensure compliance with all safety standards
•    Participate in planning of in-house renovation/construction projects as needed
•    Perform walkthroughs/inspections to check work progress, ensure work is completed according to work orders, provide guidance as needed, and ensure availability and use of proper materials and tools
•    Determine necessary parts, equipment, tools and material for tasks and secure best source, price, and quality; secure quotes and bids according to established procedures; purchase material and spare parts according to established guidelines; maintain accurate records of purchases and inventory
•    Develop and maintain preventative maintenance program
•    Work closely with various Zoo departments to effectively address needs
•    Report all problems to the appropriate department managers and work with staff and contractors as needed to resolve problems
•    Perform a wide variety of skilled and semi-skilled duties of moderate difficulty in the maintenance, repair and construction of Zoo buildings, facilities, and equipment as needed
•    Operate, monitor, and maintain construction equipment to ensure proper and efficient operation
•    Assist where needed in inter-departmental projects and functions
•    Respond to emergency calls as needed
•    Maintain regular and reliable attendance
•    Perform other duties and responsibilities as assigned

Supervisory Responsibilities:
•    Provide effective direction, supervision, and evaluation of staff; provide ongoing coaching/guidance
•    Plan, direct, coordinate the work plan for staff; assign work activities, and projects; continuously review and evaluate methods and procedures
•    Select, hire, train, motivate and evaluate assigned personnel; provide or coordinate employee training; work with subordinate employees to correct deficiencies and resolve problems
•    Monitor work environment of staff; participate in the review, investigation and implementation of discipline and termination procedures in conjunction with human resources
•    Communicate information to staff as appropriate
•    Demonstrate leadership of employees through ongoing training to include applicable laws, zoo policies, business conduct and ethics and the provision of quality services to guests and employees supporting the highest level of program integrity

Qualifications:

•    Knowledge of maintenance/construction equipment and safety practices
•    Ability to operate various maintenance/construction equipment and tools
•    Ability to examine and diagnose and troubleshoot faulty systems without immediate supervision
•    Capacity to work independently and in teams
•    Ability to work with minimum supervision
•    Ability to communicate both in verbal and written forms with all levels of management, staff, vendors, etc.
•    Ability to read and interpret plans, schematics
•    Knowledge of HVAC, electrical, plumbing of piping, valves, filtration systems, etc.
•    Knowledge of Fort Worth city codes as related to construction and maintenance
•    Ability to remain flexible and efficient in a fast-paced environment
•    Ability to make intelligent and quick decisions, work well under pressure, and when faced with unexpected occurrences or delays
•    Ability to multi-task in a fast-paced environment to meet schedule and timelines
•    Ability to supervise, train and evaluate assigned staff
•    Ability to effectively manage and supervise employees in a positive, constructive, and professional manner
•    Ability to safely operate all types of machinery, maintenance related hand tools, power tools, light equipment, and medium to heavy equipment
•    Valid driver license with acceptable motor vehicle record to maintain zoo standards of insurability

Education and/or Experience:
A minimum of 4 years of progressive experience and responsibilities in the construction and maintenance field

Physical Demands: 
While performing the duties of this job, the employee is regularly required to stand; walk; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; Walk on uneven terrain including paved areas, gravel/rocks, and dirt/sand is required to access various locations in the Zoo. Work frequently involves periods of intense physical effort including, but not limited to, lifting and operating tools and objects weighing up to 100 pounds, walking significant distances, and using manual and power tools and equipment.
